A Hamilton landmark, the Old Lodge, situated in a prime location on Hamilton’s River Road is up for sale for the first time in 30 years, with Nigel Corkill from our Lodge Real Estate Commercial team marketing the building for sale by tender.
The Old Lodge on the corner of River Road and Myrtle Street in Hamilton will be a familiar fixture to many people and is being sold in conjunction with an adjacent car park at 3 Myrtle Street.
With its place firmly set in Waikato’s history, it’s ready and waiting for someone with vision to initiate a transformation, and provide it with a new lease on life.
First built in 1924 as a Masonic Hall, the building displays distinct heritage features; get ready to fall in love? with the pink-themed décor present throughout. The property was formerly home to Lodge Beta Waikato, which was formed by members of the Fourth Waikato Regiment in 1865.
The building is believed to have been designed by local architect John Warren, who was a Freemason and an authority on Masonic history. He also designed several masonic halls around Waikato.
The Old Lodge and the adjoining St Andrew’s Church are what’s left of a small suburban centre, which also included a grocery store and private hospital.
The one-of-a-kind 380m2 building sits on a 609m2 freehold section, was last used as a function and performance venue, and offers two gathering spaces, a kitchen and two bathrooms. Subject to council consent there is the opportunity to develop something new on the site.
While the building has a proposed historic rating in place, it is not currently listed with Heritage New Zealand Pouhere Taonga (HNZPT). An engineer’s report is also available showing that the building is earthquake prone.
The building is for sale by tender and closes at 4pm, August 16. Get in touch with Nigel today for more information or to book your private viewing!
